We Specialize in New Construction and and Remodels we have installed over 600 hundred  kitchens in the last 10 years in the Fairbanks area as well as countless other Jobs.  We can walk you through the process of what you will need and when you need it in order to install the dream Kitchen that is just for you. In order for you to begin this process we want to prepare you for what a kitchen install in the Fairbanks area is like. We believe that helping our customers to set expectations of what their Kitchen remodel or install  will consist of, will help you to have a good experience. Take it from people who know! A kitchen remodel depending on how extensive can be a lot of stress if you don't know what to expect. Below we will walk you through the some of the things that  we believe will help you get started on your next big project.

What to expect....

Cost....

One of the first things to consider is the cost. What will your project cost? I think it is important to be optimistic but it is also important to be realistic. The reality of the mater is projects in Fairbanks are expensive and we pay shipping prices on everything . That being the case, a remodel or install is going to cost a good chunk of change.  Of course you could spend more or less depending on quality of products you purchase and the amount of work it takes to get it here. Labor is almost always more than half of the cost of your project or moor, so don't forget to factor that in. When paying labor do not forget that Contractors have cost too. Every Contractor has Insurance, workers comp, bonds, Taxes, office and shop space, employee costs, Phone and Internet, tools and equipment costs, just to name a few.  So if your contractor charges a lot for what looks like a small job, don't forget all the hidden expenses. If you get two bids that are drastically different chances are one contractor is either not paying for all the proper licensing and insurance or they may just be a smaller company that does not have as many costs. Of course you get what you pay for, so cost is not the only factor to consider. Verviews, length of time in business etc. are all good things to consider. Remember that 90% of contractors go out of business in the first 10 years, so if you find a contractor with more than 10 years chances are that they probably know what they are doing.  

On the material side of things, remember that just to get a well Septic, electrical, driveway and Foundation in could cost you close to $100,000 depending on the size of the home and the location. 

There is a lot to think about, but don't get overwhelmed  it is important to think about it so that you can plan it out and get what you want for a price that you can afford. Now here is the nice part, we do this all the time and we can help walk you through all this. So lets consider the next thing in preparing for a your Project. TIME....    

Time....

We live in the Fairbanks area and it takes a long time to get anything special ordered. Most products are about 4 to 6 weeks but some things including cabinets can take even longer. So it is important to discuss time schedules as we get started on your project. Things like Holidays, bad weather, shipping problems etc. are all important fractures to consider. Again it is important to know what to expect so that you can plan for it. 

Hidden Issues....

There can be a lot of unforeseen items to deal with when doing a remodel or new construction.  As a contractor there is not always a way to know what is going on inside the wall or under the floor till we tear into it. Soils need to be tested to know how to build and where to build.  It is important to understand that change orders may be necessary to deal with issues such as rot, mold, bad wiring or plumbing, etc. We do our best to try to find as much of the potentially hidden costs up front but it is some times, simply impossible to know until you get started. A little mental, and financial preparation for these things can go a long ways in having a stress free project.

  

Materials....

It is imperative to understand that materials are a subjective part of the project and can vary significantly from job to job. For example you can ask your contractor for new lighting and we may be thinking a nice $300 fixture and you are thinking a nice $700 fixture. Other factors to consider are style, quality and vendors. It is impossible for a home owner and contractor to know each others thoughts on the issue of what material to get. So it is important to be specific and communicate frequently to be sure everyone is on the same page.    

 

Living conditions....

Depending on how well planed out your project  is and other issues such as unforeseen time spent on unforeseen work that ends up needing to be done, your project may take a while.  Being without normal amenities for a long period of time can be stressful if you are not prepared mentally and materialistically. We recommend getting disposable dishes and some easy to prepare types of food to cut down on the headache of washing dishes etc. There will be a lot of noise during the day and much more dust than you are used to under normal living conditions if we are working inside of the house. A few things such as removing items that are delicate and valuable from the proximity of the working area is always a good idea. Closing doors and putting coverings over furniture are all good ideas to protect your home from dust and debris during  the renovation project.

Design....

The design process is one of the most important steps. doing a good job on the design will create a smother project. We will help you in this process and can provide plans and design ideas to make things go smother during the process.
